Wood floor restoration Q’s & A’s
Floor sanding and restoration on your wood floors is one of our main services.
In this blog we shall answer some common questions and hopefully provide some advice too.
Restoring floorboards and can they be sanded?
The answer is “yes” We love a floorboard restoration, pine floorboard sanding and varnishing has many benefits from adding beautiful character to providing a durable floor that will last with the correct protective seal.
How many times can a wood floor be sanded?
With solid or engineered hard wood floors this greatly depends on the manufacturers recommendations and the quality of the product, wood thickness of 18mm plus can be sanded around 4 times or more depending on the process and sanding equipment used. We only sand off as much as required to rid your floor of any deep scratches and indentations.
Floor sanding and sealing what’s a seal?
After floor sanding the wood now requires a seal, this can be achieved with either a lacquer/varnish or a oiled finish. Both will provide durable lasting protection for your floor.
Oils work by sitting in the wood whilst lacquers sit on top. There are many colours and sheens to choose from.
Sanding your own floors?
If you are competent with power tools and have a floor sander hire place near by plus have any experience with larger industrial machinery then you could sand your floors with more confidence than most. We do rectify and restore many wood floors after a do it yourself attempt has been made. Our machinery is far more advanced compared to the belt sanders that can be hired, along with our experience and passion your floor sanding is in professional hands.

Can the bitumen and black paint around the edges be removed?
Bitumen around the edges of a room is black or brown in colour and can definitely be removed but its not an easy task and not recommended for the non wood sanding professional. The sanding process does take a little longer to reveal fresh wood, which in some cases can be slightly difference in colour. The wood underneath the bitumen hasn’t had as much exposure to the same amount of sunlight, air and moisture as the middle of floor has.
What preparation do we need to do before you arrive?
All we ask is for all the furniture to be removed from the room please, if your hard wood floor has no damage then there is no preparation work to do before sanding commences. If you are having your original pine floorboards restored for the first time then there’s some preparation work that ourselves or yourselves can complete, this involves sinking or removing any screws, nails and staples. Carpet grippers are removed also, If you require any boards replacing this is done before sanding.
Will there be any dust?
Floor Angels use Lagler wood sanding equipment, these machines are classed as 98% dust free and can’t be hired. They are the best equipment money can buy and the absolute minimal dust is key to sanding a wood floor.
Does the varnish smell?
We love eco friendly lacquers, water based varnishes and lacquers are our favourite, we only use low voc (volatile organic compound) Organic chemicals usually have a strong vapour so the lower the better for the environment and ourselves, even the two pack floor varnish.
How to restore old floorboards.
In a online video we have created a step by step for restoring pine floorboards to showcase repairs to damaged boards, the sanding process and finally the application of stains and lacquers.
Floor sanding and polishing cost.

Should we decorate before or after our floor restoration?
It’s entirely up to you, we restore with such cleanliness the floors can be the first or the last work completed, if you are having any other tradesmen or women carrying out work for you then it’s better we come in last. If you are decorating we suggest that the final coat of paint on the skirting boards is left until after completion of your floors.
How many coats of varnish/lacquer is applied?
For domestic properties we apply three coats of premium quality varnish/lacquer, the first is a primer crucial for a flawless finish and an excellent aid for the next two coats of two part lacquers. Your wood floor will be as durable as well as beautiful. More coats of lacquers are applied to commercial properties, sports halls and schools due to a higher durability need and foot fall traffic.
How long will it take and can we walk on the floor and move furniture back?
This depends on the size of the restoration, the finish you require, and any repair or preparation work. Under 25m2 (a typical room size) is usually completed in one day. Please feel free to ring or email us to discuss any ideas you may have or to hear about our amazing modern or rustic bespoke finishes.
Maintaining and cleaning your newly sanded and finished floor.
Daily sweeping or vacuuming is ideal and helps remove particles such as dirt and grit as these eventually cause damage to your floor. A weekly flat mop will remove extra dust and dirt. Rugs and mats do help also by doorways to help trap dirt.
To prevent scratches and scuffs from furniture please use furniture pads underneath legs etc, we usually have packs of these available, when vacuuming your floor please use a brush attachment, beater bars have been known to damage the finish and we recommend that no cleaning products are used on your floor for around 10-14 days.
You will be supplied with 500ml of the correct floor cleaner for oiled and lacquered wood floors and a step by step guide on cleaning instructions to keep your floors looking their best for as long as possible.
