Holmfirth is half an hour from us over the tops, and the valley is one of our favourite places to work. It is almost entirely period property — stone cottages, converted barns, weavers' houses, farmhouses — and that means almost every floor we look at here has a story and needs a considered approach rather than a standard one.

Work in buildings of this age is as much about judgement as machinery. Knowing when to stop sanding, when a board needs replacing rather than saving, and when a floor's unevenness is character rather than a fault, is the part that takes years to learn.

Working on Holme Valley floors

The valley's stone cottages date largely from the eighteenth and nineteenth centuries, built for handloom weaving before the mills took over. Upper floors are typically wide softwood boards laid straight onto substantial joists — good, honest floors that respond very well to restoration but that have often had several centuries of alteration on top of them.

Ground floors are frequently stone flags rather than timber, sometimes both in the same room where an extension has met the original building. We clean and seal stone as well as sanding timber, so a mixed floor is not a problem, but the two need entirely separate processes and it is worth knowing that before you start getting quotes.

Several parts of the valley sit within conservation areas and a number of properties are listed. Where that applies we work to preserve original material rather than replace it, and we are used to specifying finishes that are appropriate to the age of the building. Do you cover the whole Holme Valley?

My cottage is listed. Can you still work on it?

Yes, and it is worth telling us at the survey. Restoring an original floor rather than replacing it is usually exactly what listed building consent favours, but the finish specification can matter and we will work to whatever your consent requires.

I have stone flags in one room and floorboards in the next. Can you do both?

We can. They are two different processes — sanding and finishing for timber, deep cleaning and sealing for stone — but we carry out both, so it is one contractor and one visit rather than two.

Will sanding damage very old boards?

Not when it is done properly. The risk with old floors is taking off too much, so we use the finest cut that will do the job and we hand-finish edges and awkward areas rather than forcing a machine into them. We would rather leave a little patina than remove a millimetre we cannot put back.
